The impetus for this project was the consolidation of off-campus teaching facilities and the desire to expand the Algonquin College Veterinary Technician Program. The 12,000 sf facility was planned to be multifunctional in that it both serves the public and is a teaching facility. Intensive programming sessions were conducted to establish the exact requirements for the users and the College.

The final plan establishes three distinct zones: the public zone for the public to be received, their needs addressed, and triage their pets for treatment; the second is the teaching zone, including a large classroom for up to 60 students, a teaching lab area that accommodates a surgery and recovery area, dental ward, and x-ray facilities; the third zone is the animal holding area that incorporates the dog, cat, and small animal wards along with support spaces.
