After the purchase of a turn of the century brick Victorian house on Somerset Street West, the Canadian Federation of Students (CFS) determined that removing the two-storey deteriorating addition and re-building a three storey addition in its place would provide the proper amount and quality of space that the client envisioned for their National Headquarters.

The project design worked within the Heritage designated zoning and took full advantage of the available allowable footprint. In an effort to pay homage to the existing heritage house, the new addition was treated on the exterior with a matching red brick and maintained the floor levels of the existing building. To capitalize on usable floor area a flat roof was incorporated and the third floor was clad in a grey cement board to tie into the grey shingles of the existing roof. A new main entrance was also created on the west façade of the addition that leads to a protected patio envisioned as an outdoor room to handle any spill over from the main floor conference room which makes up most of the ground floor. To help mitigate operating costs CFS has maintained two of the existing floors as leasable commercial tenant space with the intent to preserve the opportunity for a future expansion into these areas as their needs grow.
